Good quality residences. Good indoor/outdoor activities. Reasonable security and management.

Cons

Management fee is too high at 10% for the first 3 years. As capital gain is not shared management fee should be lowered. Indoor activities room space needs to be increased as village is doubling in size/numbers.

Suggestions to Management or General Comment

As the number of residents will double in size we need space to accommodate 3 table tennis tables and 4 indoor bowling matts. Space needed is 13m x 10m..

Take too long to get some jobs done, not kept informed when waiting to see if we can do things to improve our homes.

When they say this is what is going to be then 2 months later change the whole concept. Making the village too big. Lose friendliness.

Bright new facility, well positioned to motorway, shops ,beach. Enjoyed facility best before apartments built. and we only had 27 villas available....Read more

Bright new facility, well positioned to motorway, shops ,beach. Enjoyed facility best before apartments built. and we only had 27 villas available.

Cons

We bought off the plans which were to have mostly villas built. The unitary plan enabled large apartment blocks to be built instead., after we moved in, which we dislike. We were promised a croquet lawn but still waiting after 5 years!!

The empty apartments should be rented out ,as it will probably be some years before they can be sold. With a housing crisis this would seem a sensible thing to do.

Know where I am financially, maintenance etc is done. Have good neighbours.

Cons

I came because I am single and was told there is care if needed. Not so, if an emergency.

I have a full outside life so am not involved in activities arranged by the village. I am an active widow with no children in Auckland. I wanted emotional peace of mind if suddenly unwell in night. I was misled by thinking a professional medical person on call if required.
