Close to shops, facilities, beach. On bus route. Small -22 apartments

Cons

Too small to have recreational facilities of it's own. No staff on duty on afternoons / weekends. Long interval after vacating apartment and it's sale. Family/estate paying monthly fees for long time after vacating.

Be moe proactive in making facility meet the needs of elderly persons. eg: attractive decor, easy access, security, attractive grounds

Shared capital gains between operator and residents. Location. Gardens. Generous size of apartments and common areas. Only 23 apartments.

Cons

On exiting unit capital is given back only when unit is re-sold. Ongoing weekly fees until unit is sold. Slow with upgrading the premises.

Suggestions to Management or General Comment

Improve terms of transfer - Look at redesigning initial contract. Keep upgrading all areas of 28 year old building.
